WHAT IS A GARAGE CONDOMINIUM?
A custom garage that you own located on Clear Lake Storage Condominium Association common property. The same principal as owning a residential condominium complete with title insurance and resale abilities.
WHAT DOES THE CONDOMINIUM ASSOCIATION DO?
The Condominium Association operates as an organization with officers and voting members according to the state mandated by-laws. Each garage unit gets 1 vote in any decision the members choose to make. It also provides liability insurance, security light maintenance, upkeep of the grass/landscaping, roadways and snow removal. Leaving you NO exterior maintenance!!!!
HOW MUCH ARE CONDOMINIUM ASSOCIATION DUES?
An annual fee of $350. is assed each January. Fees are prorated for new garage purchases throughout the year.
I CURRENTLY STORE WITH LOCAL FACILITIES, WHY SHOULD I CHANGE?
No more annual storage fees! Clear Lake Marina is happy to pick-up and deliver your boats/trailers and lifts to any unit within the condominium complex. There is no need to purchase trailers, your pontoon can be stored on inexpensive dollies. You will also enjoy 24/7 access to your boats for all of those items that you forgot to put in or take out.
WHAT ABOUT UTILITIES?
Each garage is metered individually for electricity. Propane Gas is available for your heating needs. Natural gas is not currently available.
WHO PAYS TAXES?
Each garage owner will pay taxes on their own building, plus 1/40th of the eight acre common grounds development.
CAN I HAVE A WORKSHOP OR OFFICE?
YES! Just imagine that workshop that you have always wanted, your very own space. OR, do you need an office so you can spend more time at the lake? You may partition and finish the interior of your building, in any way you desire; however, no exterior changes are permitted. You may also add heat and air conditioning.
CAN MORE THAT ONE PERSON PURCHASE A GARAGE?
YES, multiple persons may share ownership to suit your individual or business needs.
IS FINANCING AVAILABLE FOR A GARAGE?
YES! Most commercial lenders will be able and willing to finance your garage.
